Compared to February, the median sale price in San Diego moved 3.3% down (from $980,000 to $948,000). The number of homes sold was 49.4% up compared to the prior month (508 vs. 759). Average days on market shifted 1.6% down (63 days to 62 days).

Year-Over-Year Comparison

Compared to March 2025, the median sale price is 0.6% down (from $954,000 to $948,000). Sales volume is 2.2% down year-over-year.

What This Means

San Diego's housing market is showing some interesting spring momentum, but with a notable caveat. Sales volume jumped nearly 50% from February, which looks impressive on the surface—that's what typically happens as we move into the warmer months and more sellers list their homes. However, the median price dipped 3.3% month-over-month and sits virtually flat compared to last year. This suggests the volume bump is being driven by more inventory hitting the market rather than strong buyer demand or price appreciation. The 2,855 active listings represent solid supply, which is actually healthy for a market that's been inventory-constrained for years.

What's really telling is how quickly homes are selling. At 62 days on market and a 99.4% sale-to-list ratio, buyers still aren't negotiating much room—homes are essentially selling at asking price. This indicates that despite the larger inventory, demand remains steady and competitive. The mix is skewing more toward single-family homes (388 sold) compared to condos (280), which reflects ongoing preference for detached properties. Unless interest rates drop significantly or economic conditions shift, expect this pattern to continue through spring: decent inventory, steady sales, but limited price growth.
